How to Plan a Luxury Bathroom Renovation in Philadelphia & on the Main Line

    June 15, 2026 8 min read
Short answer: a luxury bathroom renovation in the Philadelphia / Main Line market in 2026 generally runs from ~$18,000 for a finished guest bath and $60,000+ for a primary suite, with ultimate spa builds pushing $120k. The expensive parts aren't the finishes you see — they're the waterproofing, ventilation, and rough-in that make the finishes last.

What does a luxury bathroom actually cost?

    Bathroom type2026 priceTypical scope
Guest / hallfrom ~$18,000New tile, vanity, fixtures, lighting, tub-or-shower replacement.
Primary / spa$60,000+Custom vanities, frameless walk-in shower, freestanding tub, heated floors, premium stone, designer plumbing.
Ultimate spa$75,000 – $120,000+Wet rooms, steam, double showers, integrated lighting and audio, structural plumbing relocations.
Older Main Line homes in Ardmore, Bryn Mawr, Wynnewood, and Narberth almost always need plumbing or electrical upgrades behind the wall before the new bath lands on top. Budget for it.

Pick the mood before you pick a single tile

Three luxury bathroom directions account for almost every project we build on the Main Line:
Spa retreat — natural stone, warm lighting, freestanding soaking tub, rain shower, organic textures. Gladwyne, Villanova, Radnor. Modern minimalist — large-format porcelain, floating vanities, frameless glass, monochrome palette. King of Prussia, Blue Bell, newer builds. Transitional — honed marble or marble-look porcelain, classic vanity proportions, polished nickel or unlacquered brass. Ardmore, Bryn Mawr, Haverford.
Pick the direction first; selections get faster after that.

The line items that actually drive the price

Custom vanities (15–20% of budget). Floating, with stone tops and integrated or undermount sinks. Built to the millimeter for the room, not pulled out of a box. Tile and stone (20–30%). Material cost varies 5×; installation labor is where bathrooms get expensive. Large-format tile cuts grout lines and labor hours. Shower system + glass (10–15%). Frameless glass, body sprays, thermostatic valves, rain head, handheld. Add $4k–$8k for steam. Plumbing fixtures (10–15%). Kohler, Brizo, Waterworks, House of Rohl. Quality faucets and trim last 20+ years. Rough work (15–25%). Plumbing relocations, electrical, ventilation, waterproofing, framing, blocking for grab bars and benches. This is the part that decides whether the room is still right ten years from now.

Waterproofing is the single decision that separates a $60k bath that lasts from a $60k bath that doesn't

Tile is not waterproof — the layer behind it is. Schluter Kerdi or Wedi panels over properly prepared substrate, a real shower pan, every penetration sealed, sloped correctly to the drain.
If a contractor's price comes in noticeably lower than ours, this is almost always where the difference lives. Ask any contractor to specify in writing the membrane system, substrate, and slope tolerance they use; the answer should be immediate.

    FAQ

How long does a primary bathroom renovation take? Typically 6–10 weeks. Wet rooms with steam and structural plumbing relocations push 10–14.
Can I keep using the bathroom during construction? For a single-bath house we phase the work; otherwise the existing primary is offline for the full build window.
Do you handle the design or do I need a designer? Both work. We have in-house designers; we also work alongside outside designers when a client already has one.
What lasts longest — quartz, marble, or porcelain countertops in a bathroom? Porcelain and quartz are the most forgiving. Marble is the most beautiful and the most demanding — it will patina with use.
